Bridging finance for when timing is everything.
Short-term funding arranged by someone who knows how bridging lenders decide, so your purchase completes on time.
Talk to Bridget about your timescale
Who it's for
Property investors, developers and companies buying at auction, below market value, or ahead of a longer-term loan.
What it's used for
- Buying a property or site quickly, before a mortgage could complete
- Buying land or buildings to secure planning permission, then refinancing
- Funding property that high street lenders won't touch, such as unmortgageable or mixed-use buildings
- Raising money against property you already own, on a first or second charge
How it works
A bridging loan is secured on property, usually for 1 to 24 months. Interest can be paid monthly if the property earns an income, or added to the loan and paid when you sell or refinance. Some lenders will take security across more than one property to increase what you can borrow.
The question every lender asks first is how you'll repay. I work out your exit with you before we approach anyone, because a clear exit is what gets a fast yes.
What Bridget needs from you
The property address and value, the purchase price, how much you need, how long for, and your exit plan.
