Development finance, from first drawdown to final sale.
Funding for your build, packaged the way a credit committee wants to see it, and managed through every drawdown.
Talk to Bridget about your scheme
Who it's for
Developers building new homes, converting buildings, or delivering commercial and mixed-use schemes, with planning permission in place.
What it's used for
- Ground-up new build schemes
- Conversions, including office or barn to residential
- Commercial and mixed-use developments
- Part of the land purchase, alongside the build costs
How it works
The main loan, called senior debt, takes a first charge over the site. Lenders release money in stages as the build progresses, checked by their monitoring surveyor. Interest and fees are usually built into the loan, so you make no monthly payments during the build.
Senior lenders typically fund a set percentage of total costs, with you putting equity into the land. If the gap is too big, I can add mezzanine or equity funding on top, so you keep more of your own money free.

On a time-sensitive development of 7 homes in Welham Green, the lender pulled out at the last minute. I brought a new lender on board and the scheme went ahead. That's what "personally handled" means.
