Equity and joint venture funding for bigger ambitions.
Partners who fund the project while you bring the site and the expertise, so cash flow doesn't cap how much you build.
Talk to Bridget about a funding partner
Who it's for
Experienced developers with a strong track record who want to take on larger schemes, or more of them, with little of their own money.
What it's used for
- Funding the equity a senior lender expects you to put in
- Taking on an extra or larger project without tying up your cash
- Building a long-term relationship with a funding partner for future schemes
How it works
An equity funder invests in the project rather than lending to it. In a joint venture, the funder usually stays in the background, asks for regular progress reports, and shares the profit with you when the scheme sells. Each funder sets its own terms for the profit split, guarantees and reporting.
Funders back the developer as much as the scheme, so expect a closer look at your track record and allow more time than for a standard loan. Talk to me before you agree a purchase timetable with the vendor.
Typical requirements
A development track record, planning permission in place, new build, conversion, commercial or mixed-use schemes, and a professional team ready to deliver.
